Guam has a very unique market for real estate investing. With two very large military bases (Andersen Air Force Base and Naval Base Guam) and another large military base relocating to Guam (U.S Marines), Guam has a busy and steady flow of members processing in and out of Guam. Most members are stationed on Guam for 2 to 4 years with an option to request an extension. Because of Guams tropical beauty and year round warm climate, Guam tends to be at the top of most members list when requesting their next duty station. There are always many members to fill Guams rental market. Inventory fluctuates as members process in and out however, the market is always in demand for rentals. (Members are usually prohibited from moving off base when on base housing falls below 90% occupancy. That is a cycle that comes and goes but usually does not last very long as they get filled when a rotation begins). Lower ranking single- $2205.00
Higher rank or higher rank with family $2600.00 to $2800.00
Dual military (two combined members married or none married)- $4400.00
Triple OHA (three members combining their benefits for a larger executive home)- $6600.00
Occasionally we do get $8,800.00 rentals. This trend is more typical on the South side of the island.

With home prices on Guam increasing, voucher amounts assisting GHURA participants have also increased. Although amounts vary based on GHURA's market analysis of your homes, there is usually a range you can guess based on bedrooms, bathrooms and location.
